About the Minneapolis LRT System:

The Southwest LRT, called the Metro Green Line Extension, received its Full Funding Grant Agreement (FFGA) from the Federal Transit Administration (FTA) on September 14, 2020. Construction began in the winter of 2018 and will continue through 2022. Passenger service is expected to start in 2023.

The Metro Green Line Extension is a 14.5-mile line with 16 new stations serving downtown Minneapolis, St. Louis Park, Hopkins, Minnetonka, and Eden Prairie, passing close to Edina. In 2014, there were approximately 64,300 jobs within a half-mile of proposed stations and 126,800 jobs in downtown Minneapolis. By 2035, employment is expected to grow to 80,900 within a half-mile of the proposed stations and 145,300 in downtown Minneapolis -an 18 percent increase in employment. The population along the line outside of downtown Minneapolis is expected to grow by 56 percent from 2014 to 2025.

The LRT will be part of an integrated transitway system, including connection to the Metro Blue Line. The roughly $2 billion project is the largest infrastructure project in the state’s history. The Metropolitan Council and project partners fund it through a mix of federal, state, and local sources.

The Northwest LRT, or Blue Line Extension, ran into some challenges this year with the failed negotiations with the BNSF Railroad over an agreement to travel along their right-of-way. State and local agencies will now switch gears to a different route. The Blue Line Extension will service 13 miles northwest of downtown Minneapolis from Target Field Station through Golden Valley into Robbinsdale, Crystal Brooklyn Park.

The construction of a light-rail transit network in the Twin Cities has brought billions of dollars of commercial and residential development to the communities around the stations on the Blue and Green lines. According to estimates published by the Metropolitan Council, the population within a half-mile of the proposed stations is expected to grow by 56% by 2035.

Transit Developments help expand central business districts by improving walkability and livability of a dense downtown area. Not only can the expansion of a downtown through-rail fuel a city’s outward growth, but it can also help investors develop new commercial spaces in previously inaccessible areas.

Whether an area has a lack of parking or is located in a place where people do not shop or walk around as much, access to transit can transform an area.

Investors also can increase the value of their assets in an area with public transit access. As more mixed-use office buildings and industrial properties enter an area, the area’s desirability grows for both residents and businesses, as does the cost of living. People want to live where they can access amenities, and transit is a large part of that equation.

54% of area residents who currently do not ride transit say they would be “likely” or “extremely likely” to use a light rail system.

Denver, Salt Lake City, and St. Louis experienced 45% to 60% increases in public transit ridership once their light rail projects were completed.

Studies have shown that in large cities with rail transit in major corridors, congestion increases at a 42% lower rate.

The newly launched commercial real estate solutions at Christianson & Company Commercial Real Estate Services aim to help industrial property buyers and sellers along the SW suburbs and the NW suburbs.
